New | CIAT Commercial Agreement for England and Wales

We are pleased to launch the CIAT Commercial Agreement, a standard-form appointment for commercial projects.

The Commercial Agreement uses plain English and an interactive PDF, with built-in guidance notes throughout. It is intended to help Members set out a clear scope of services, responsibilities and deliverables from the outset and comply with the requirements on The Building Regulations etc. (Amendment) (England) Regulations 2023.

Who it's for

Chartered Architectural Technologists and practices undertaking commercial projects. Whilst there is no intended ceiling on the value of works, where the project is complex in stages, requirements for fee structure, an alternative form should be considered.

How to use it

This agreement is optimised for use in Adobe. Complete the editable fields to reflect your agreed scope, fee structure and project particulars, and specify any schedules as needed.

The Agreement is divided into four sections:

  1. The Form of Agreement includes essential details and allows for specifying the practice's role (e.g. Lead Consultant). It includes guidance on informing the client of their responsibilities, for example under Construction (Design and Management) Regulations 2015 and the Building Regulations etc. (Amendment) (England) Regulations 2023. There is also an option to introduce different technical design standards and potential specialist consultant engagements within this agreement.
  2. The Work Stages section, 0.0 to 7.0, defines included and excluded services. An optional set of Work Stages may be added or removed if not applicable.
  3. The Fee, Time Charges and Expenses outlines the basis for Fees and provides optional clauses for Time Charges and Expenses.
  4. The Conditions of Engagement wording has been subject to legal advice.
